The recruiting company is a key player in the Social Housing market. They are currently recruiting for a Maintenance Coordinator/Surveyor based in the West Midlands.

In essence the role involves Property Inspections, good knowledge of repairs and maintenance, tenant liaison, excellent IT skills, the ability to plan and organize workload, hitting targets and deadlines, liasing with technical staff, managing and coordinating a trades team.

You will receive a salary of circa £24,000. In addition you will receive 25 days holiday plus the opportunity to have an additional (circa) 20 days off earned through a nine day fortnight scheme.



KEY OBJECTIVES:

• To supervise and administer the day-to-day management of resources to ensure The Trust’s stock is repaired, improved and maintained to a high standard in line with tenant’s expectations.

• To operate quality monitoring systems, works scheduling and issuing instructions for construction work to be undertaken, planned or commissioned.

KEY RESPONSIBILITIES:

Strategic Management

• To assist with the implementation of work within the area team to implement the asset management strategy. For example, assessing and completing reports recommending properties for disposal and liaising with partners to ensure a smooth sale, as well as assisting with the handover of new developments.

• To participate in the preparation of the area operational and team plan.

• To work within agreed performance targets and assist to ensure their delivery.

• To assist with the work of the Area Surveyor to ensure that the planned programmed work for the area is agreed and delivered.


Repairs, maintenance and empty properties

• To undertake property inspections and stock condition validation surveys to programme works and ensure stock is in good condition, meeting all landlord and legal obligations. For example, carrying out property inspections though ‘Homecheck’.

• Transmission of tenant maintenance requirements into coherent work schedules and programmes ensuring seamless workflow and trade/contractor direction. Issuing purchase orders and works orders via the computer system and signing off scaffolding requirements.

• Undertake pre-inspections of response and void works to meet policy and procedural requirements, including the deadlines of the choice based lettings system and to comply with the Trust’s asset renewal policy and procedure.

• Carry out sufficient random post inspections of work to monitor quality and performance in line with the Trust’s requirements.

• Carry out visits as necessary where tenants have applied to exchange their tenancies.

• Undertaking an on-site public relations role, carrying out inspections and taking appropriate actions to ensure that tradespersons are complying with health and safety requirements and safe working methods.

• Deal effectively with asbestos survey requests.

• To investigate, report and resolve tenant, trade and contractor complaints

• Use technical experience to assist and advise the Area Manager and to direct trade activities. Use this technical experience to assess future repair requirements to assist in the preparation and delivery of future planned repair and improvement schemes.
