You will also be responsible for the effective management of any post commissioning defects in new facilities by interfacing with the Client's Health (Construction) team as required to ensure satisfactory progress is made in dealing with these issues. To provide a customer focused, cost effective and efficient estate management service to internal and external customers.
Key Objectives of the Role :
Management
Lead technical person ensuring that the building and engineering work carried out is of a professional standard in line with Company, NHS and Trust policy, by regular inspection and assessment.
Lead account manager for the external relationships and develop business plans to maximise growth for both parties.
Refine and manage a dynamic planned preventative maintenance service throughout the estates which meets the changing requirements of the service and demands on plant and equipment.
In collaboration with your line managers and supervisors set and agree objectives and targets for accountable staff, ensuring that priority is given to their achievement.
Contribute to the creation of dynamic teams to achieve delivery of the key objectives. This includes rigorously assessing performance, coaching, developing, recruiting, replacing and otherwise strengthening the team.
Provide leadership and motivation by setting, communicating and delivering key strategic objectives in accordance with agreed contract plans.
Budgetary
Agree the business plans with the Facilities Director and jointly with the respective Financial Advisors, control the management of expenditure and income to meet agreed budgets and to maximise efficiencies whilst achieving the required quality standards.
Deliver a pro-active sub-contractor management strategy ensuring successful delivery of services into the contracts, in a cost effective and timely manner.
Work pro-actively with the supply chain to ensure sub-contractors are selected for optimal delivery of services.
Identify opportunities for technical innovations to enhance the estates service and prepare supporting business cases.
Develop innovative ways of working to enhance margin.
Technical
Undertake the duties of Authorised Person for one or more of the following safe systems of work: High Voltage and Low Voltage Electrical systems; Medical Piped Gases; Decontamination Services; Confined Spaces and water systems hygiene in accordance with Health Technical Memoranda, industry best practice and statutory legislation.
Carry out regular Estates audits across all services to ensure services are being maintained to agreed standards and performance and produce monthly, quarterly and annual reports.
