Job Specification : The applicant must have a good understanding of Building Services including Heating, Ventilation, Air Conditioning, General Mechanical and Electrical plant and equipment. Responsibilities will include the following: · Dealing with day to day operational issues. · Management and organisation of service engineers. · Processing timesheets. · Management of sub-contractors and specialists. · Organising planned preventative maintenance schedules and updating of log books. · An understanding of software based PPM systems. · Updating drawings, plant history records and asset lists. · Pricing small works and organising labour and specialists including purchasing materials etc. · Reconciling and preparing costs and subsequent invoicing. · The understanding and use of Company Business systems. · Providing periodic financial reports. · Preparing monthly operational reports and attending periodic meetings · Liaising with customers at management and operational levels. · Implementation of Health and Safety Legislation and policies. · Organisation and management of small project works. · Ensuring compliance with Statutory Regulations. · Ensuring the smooth running of maintenance contracts. · Applying a flexible and helpful approach to the job. · Reporting to the Rossair Senior Management and Directors. · The portrayal of the professional image of Rossair Ltd. · Ensuring total Customer satisfaction at all times.
