Design Manager – Dubai
The Client
My client is one of the UAE's leading real estate and property development company. Role and Responsibilities:
Help ensure that major real estate development projects are completed on time, within budget and in compliance with the companies needs. Manage all design consultants (including infrastructure) and related consultants and sub-consultants. Obtain all pre-construction governmental approvals. Identify qualified design firms and other consultants. Prepare and issue briefs / RFP's, evaluate responses, and negotiate business terms. Manage preparation (by consultants) of any required Environmental Impact Studies/Statements. Manage preparation (by consultants) of any required Traffic Impact Studies. Prepare conceptual level project critical path schedules. Evaluate and negotiate service and construction contract variance claims (change order claims). Track budget compliance for pre-construction phases of development and construction projects. Establish design and engineering standards, and pre-construction phase budgets. Prepare periodic reports for clients and management including status of budgets, variance/change claims, schedules, disputes, and up-coming activities. Assist on property management issues, including major capital improvement expenditures, property preventive maintenance programs, environmental issues and special problems. Assist leasing agents and property managers on tenant coordination for new leases.
Candidate Requirements:
Bachelor's degree required, preferably in a technical or engineering field. Requires 10 or more years experience in design, or commercial real estate development. Current UAE experience and Arabic speaking skills both highly desirable.
