JOB PURPOSE
Reporting to the Head of Valuation and Research Department, the Valuation Manager is responsible for supporting the Head of Department in the appraisal of real estate properties.
Key functions of this role involve the inspection of all appraised properties, research of the market and collection of all recent sales, rentals and other pertinent market data, report writing and compiling financial valuation reports, inspecting primary markets, interviewing key market participants, and analysing available information to produce sound estimates of property values.
The Valuation Manager is also responsible for the supervision of a team of 1-3 Valuation Associates and / or Analysts.
RESPONSIBILITIES
* Work with the Head of Department to conduct detailed financial analysis and valuation of real estate properties for various purposes, including, sale, purchase, letting, financing, disposal, acquisition and public listing. * Undertake site inspection of properties to evaluate construction, condition, special features, functional design, and economic composition of surrounding areas. * Prepare reports, based on internationally accepted industry standards, to communicate the estimates of property values and outline methods used to arrive at sound conclusions for specific real estate property types and business cases. * Develop and maintain intelligence on immediate and general market demand and supply trends in real estate the Company’s key target markets globally. * Use market research data including comparable sales data and income potential to produce estimated property values. * Support in preparation of market research data for the Valuation Department to give the Company a competitive edge on real estate market trends and prices in Dubai, and other potential target markets. * Provide regular feedback to the Head of Department on the progress of appraisals. * Supervision and technical support to 1-3 junior staff, delegate tasks and monitor their completion. * Suggest procedures or processes which may render the team more efficient.
KNOWLEDGE, SKILLS AND EXPERIENCE
KNOWLEDGE
* Minimum of Bachelor’s Degree in Property or associated discipline. * Postgraduate study in Property or associated discipline will be highly regarded, but not essential.
SKILLS
* Ability to competently operate a Discounted Cash Flow Model. * Effective communication and report writing skills. * Effective MS Excel, MS Word and MS Powerpoint skills. * High level of analytical skills with attention to detail. * Proficient in the English language, knowledge of Arabic and/or other language will be beneficial, but not essential. * Good interpersonal and mentoring skills.
EXPERIENCE
* 7-10 years of relevant property experience with at least 7 years in real estate valuation. * In depth knowledge of real estate market drivers * Experience in cash flow based analysis / various valuation techniques is essential * Experience with the application of Estate Master and other real estate tools * Supervision of staff. |
