Reporting to the Head of Valuation and Research Department, the Research Manager is responsible for the production of market research for the Valuation and Research Department. The Manager of the Research section will be responsible for developing and maintaining a database of real estate transactions in Dubai and worldwide.

The Manager of Research will also compile and produce comprehensive reports that detail the state of the market, including current and past trends and future projections that will support the Head of the Department and staff of the Valuation department appraise economic factors and, in particular the real estate market in the middle east and world wide.



KEY DUTIES & RESPONSIBILITIES: (Include but not limited to the following)

* Manage the Research section within the Department and work with the Head of the Department in conducting market research and providing input details used by the valuation staff in their valuation and consulting assignments.
* Coordinate the collection of comprehensive research for comparable sales and rentals of various property types to support the valuation staff.
* Undertake and manage the analysis of the data and the production of reports in Excel format on a price per suitable unit of measurement basis.
* Undertake and supervise the review and summation of market research reports conducted by third party consulting companies in various countries.
* Undertake and supervise the analysis of the market research reports to insure that the data provided is comprehensive and at a minimum complies with the requested scope of work.
* Develop a database for all collected comparable sales and rentals to analyse market trends and future trends and supervise the integrity of data collected.
* Coordinate the development of market trends and charts based on market information.
* Provide supervision and technical support to a small team of junior staff, delegate tasks and monitor their completion.
* Other duties assigned by the Head of the Department.


QUALIFICATIONS & SKILLS

A. Education / Experience

* Any combination of qualifications and experience equivalent to a Master’s degree in Research methods
* 5 years experience in research
* Extensive knowledge of real estate market drivers

B. Specific knowledge and skills

* Thorough knowledge of research principles, techniques, practices, and procedures in relation to economic modelling and real estate
* Ability to constructively read, analyse and critique narrative reports
* Effective MS Excel, and associated computer programs to produce comprehensive research data
* Effective leadership and staff management skills
* Effective business and report writing skills
* High degree of facility with the English language; knowledge of Arabic an advantage
