Our client is a successful, expanding Project Management and Cost Consultancy operating on a global scale. They currently have need of a Pre-Construction Project Manager to lead the early pre-construction consultancy team of Real Estate Development projects on behalf of the client.
You will have substantial experience in urban mixed and tourist/hotel sectors, and will support the client in keeping the investment on course from a delivery perspective. You will be required to liaise with the marketing consultancy and the design teams.
The main responsibilities in this role:
· Establish effective relationships with the clients design team and trade contractors to ensure that good levels of communication are maintained.
· Develop, with the Pre-Con Director, plans for Pre-Construction services at a project specific level, to ensure effective delivery.
· Prepare project specific plans for delivery of Pre-Construction services to projects, for co-ordination with the Pre-Con Director, to assist in gaining appointment of BLL as constructor of the project.
· Assist the Senior Management Team in preparation of cost estimates for elements of work and preliminaries / organisation costs.
· To manage and oversee the project specific work of pre-construction teams, usually comprising a mixture of: Planner, Commercial Manager, Design Manager, Construction Manager etc.
· To manage and supervise the input of Lend Lease Technical Services Group to the pre-con project as and when required.
· To assist / manage the preparation of commercial offers / bids for projects.
· To act as liaison person and de-facto “single point responsible” for the client during the Pre-Con appointment.
· To prepare and publish a delivery plan for the construction phase of the project that encompasses the requirements of the construction phase.
· To ensure timely payment to BLL for services delivered under the appointment.
The ideal candidate will have Turkish language proficiency and a design background. Experience on international mixed development and/or residential, commercial projects would be advantageous and due to the nature of the role you will need experience in the pre-construction phases of a similar project.
